THE REAL ESTATE MARKET OF THE TRANS-BAIKAL TERRITORY: WHY ARE HOUSING PRICES RISING?

By the end of 2022, the demand for real estate in Russia has decreased, despite the growing number of offers. At the same time, buyers were more interested in secondary housing than apartments in new residential complexes. The main points that influenced the demand of buyers were the unstable economic and political situation in the country and the fear of losing invested funds in real estate. The situation may change in 2023. Especially taking into account the decision of the Central Bank to reduce the key mortgage rate. However, often the growth rate of real estate prices in regions remote from the capital (Siberian District, Far Eastern District) is ahead of a similar indicator in cities close to the Central Federal District.
The article analyzes the real estate market of the Trans-Baikal Territory in recent years. The change in prices for the purchase of residential premises in the primary and secondary markets is considered. The reasons for the increase in the cost of apartments are determined, including an assessment of the impact of migration and demographic processes and urbanization processes on the real estate market in the Trans-Baikal Territory.
