FEATURES OF LOW-RISE BUILDINGS IN THE IRKUTSK REGION

Abstract

This article discusses the difficulties associated with the construction of low-rise buildings in the Irkutsk region. The analysis of the construction of low-rise buildings in the Irkutsk region from 2022 to the first quarter of 2024 is presented. The definition of the term "low-rise housing" and integrated development of territories are given. Attention is paid to the description of the prevailing and in-demand technologies for the construction of low-rise buildings. It reveals the need to introduce new approaches to solving the problems of development of engineering infrastructure facilities, which, with the help of various management mechanisms in the construction industry, should become the main part of new low-rise construction projects. An assessment of promising projects for the development of architectural and constructive solutions for the construction of residential buildings used for construction in cities, urban-type settlements, as well as rural areas is given. The advantages and disadvantages of low-rise construction are revealed, the trends in the development of low-rise residential buildings, the possibilities of the newest construction industry in the Irkutsk region and its prospects are presented. A classification of the basic characteristics of the future structure is proposed, it is necessary to be guided by the requirements and standards that will be taken into account when developing design documentation. To solve problems and implement plans, measures are proposed in draft master plans or territory planning projects that reflect the techniques of organizing low-rise individual buildings and its regional flavor. The types of design projects that create more livable homes with adjacent territories, including people's preferences for maintaining health, well-being and productivity, are presented.
